Review of the Role and Regulation of the Private Rented Sector - Private Tenancies Bill - screening

The Private Tenancies Bill follows on from the Departments consultation on firm proposals for change and will include measures to improve the safety, security and quality of the Private Rented Sector. It will also improve protections for tenants living in the private rented sector.

The Bill contains a number of proposed improvements including:-

  • restricting rent increases to once in a 12 month period;
  • extending the notice to quit period a landlord must give a tenant;
  • setting limits on tenancy deposit amounts; and
  • making it a mandatory requirement for private landlords to provide smoke and carbon monoxide detectors and to carry out periodic electrical checks.
