The Private Tenancies (Coronavirus Modifications) Regulations (Northern Ireland) 2021 - screening

The Private Tenancies (Coronavirus Modifications) Act (NI) 2020 (The Act) was enacted on 5 May and imposed on landlords the requirement to provide tenants with a 12 weeks’ Notice To Quit (NTQ) period. The Act contained the power to extend the emergency period (initially set to 30 September) to any specified date up to two years after Royal Assent. This emergency period has since been extended by subordinate legislation (The Private Tenancies (Coronavirus Modifications) Regulations (Northern Ireland) 2020 to 31 March 2021. DfC Minister has decided to utilise this provision to extend the emergency period by 6 months (to 30 September 2021).

This means that any landlord serving a notice to quit since 5 May 2020 until 30 September 2021 will have to give a tenant a 12 week notice.
